Even the professionals have a hard time selling homes every now and then. I've said it before and Ill say it again. The real estate market is not for the faint of heart or weak. No sir, real estate is a cut throat, in your face, negotiating whirl wind and if your lucky enough, one day, it will be your turn to sell. That's when your gonna turn into a interior designer and start making big costly mistakes you could have avoided. Pay ATTENTION!!
Why- its pretty important! sometimes Sellers decide to sell because they have to move away for work, or they are going thru a divorce or because they saw their neighbor down the street get a lot of money for their home so they want to see what they can get for theirs. Whatever the reason is, it affects the outcome tremendously because a seller might be in a hurry, or might think staging isn't important because they aren't in a rush. Its important to not allow your reason for moving to affect the outcome of your home sale. Let the realtor do their job.
Don't do any of the updates your realtor or stager recommended!!! Sellers wont get as much for the property if they sell it in an "as is" condition. It will also take longer to sell unless it is enhanced. They tend not to keep it as clean as they should as well. Most buyers want a "plug and play" type home. - one where all they have to do is move in. They don't want to have to repair and replace.
Picking / Not picking your Agent!!- Don't for one second think your going to save money if you allow a REDFIN agent to sell your home, or decide to sell it yourself. Sometimes your inexperience in selling homes causes your home to sit on the market for months, racking up mortgage payments and maintenance.
Stale Listing!!!- The longer a house sits on the market, the more wary potential buyers become. Even other agents start focusing on what's wrong with the property instead of what's right. Don't allow a home to sit for longer than 6 months but when the 3 rd month hits, if you haven't sold yet then their is something wrong with the property you overlooked
The OVERPRICED home....- Everyone wants to sell their home for top- dollar. But arriving at the correct figure will depend on several factors, not the least of which is condition, location and the current market.
Go AWAY! - Do Not think you should be sitting around to answer any questions the realtor may need while showing the home... this is a huge mistake and it shows you have controlling issues.
What's that Smell? ---- most common odor problems come from pets, cigarette smoke, strong foods and baby diapers!!
Final Mortgage payment forgotten? ....- Do you really think you can get away with that?
Not recognizing a Good Offer!! - Typically the first offer a seller gets is the best one. but it's common for them to refuse the first offer, believing that a better one will follow. If the offer is close to the sellers min sales price, the owner should attempt to make the deal happen.
